The shopping center will bring 1,000+ cars into our quiet side streets during peak hours — clogging roads and flooding our neighborhood with traffic, restricting ingress and egress from our neighborhood. Walking dogs or riding horses will become too dangerous. Our roads weren’t built for this.
Noise, Lights, and No More Quiet Nights.
A shopping center with fast food drive-throughs brings noise and light pollution that will echo across our foothills — destroying our dark skies, peaceful nights and disrupts wildlife. This kind of development lowers the quality of life for everyone in our community.
Massive Property Value Loss
Pushes commercial zoning deeply into established residential neighborhood, nearby homes can see a slash in home values by $300,000+ due to the increased traffic, potential crime increase, and noise and light pollution. Even worse if poorly maintained.
If they do it here, they can do it anywhere in our community.
Turning Scenic Beauty Into Industrial Blight
It’s not just ugly, it violates the Scenic Highway plan and the Desert Hills/New River plan. Carefree highway is not Bell Road.
Faster Flooding, More Damage – Streets Impassable
To put it simply, this has been declared a major floodwday by FEMA. Today, much of this water goes into the soil. Their plan is to channel it all through a constructed wash.
Channeled water = faster, more dangerous flooding to properties nearby. Flooding will paralyze our neighborhood during storms, making 12th St and 14th St. impassable.
